Timber Factory: Munich's Hybrid Timber Campus Set for Construction
UBM Development and ARE Austrian Real Estate are set to build Timber Factory, Munich's first commercial campus with a timber hybrid design. Boasting 59,500 square meters of gross floor area, it represents the largest timber construction project in the Bavarian capital. The development in Munich’s Moosach district will begin construction in the third quarter of 2025.
Timber Factory aims to offer diverse commercial spaces for industries such as life sciences, automobiles, and IT. Its sustainable design uses 8,000 cubic meters of wood, locking around 8,000 tonnes of CO2. The project aims for DGNB Platinum certification, adhering to EU taxonomy compliance and the KfW 40 standard.
Featuring flexible space options, Timber Factory targets commercial tenants with ambitions for high-tech laboratories, retail, and production spaces. Facilities will be designed for heavy goods vehicles, providing up to 4.5-meter-high storeys. Planned completion is set for 2027, offering a modern environment with green roofs and substantial open-air spaces.
