ESPG secures new long-term anchor tenant at a science park in Ulm
Cologne, 27 January 2026 – European Science Park Group (ESPG), a real estate company specialising in science parks, welcomes a new long-term anchor tenant from the medical sector at one of its science parks in Ulm. This enables ESPG to achieve a seamless follow-on letting after the previous tenant, Nokia, marking another significant leasing success for the Group.
The ten-year lease will commence in March 2026 and covers approximately 3,300 square metres. In addition, the tenant has been granted a pre-letting right for a further 1,000 square metres. Upon exercise of this option, the property would be close to full occupancy again. The leased areas will be comprehensively fitted out by ESPG AG to meet the tenant’s specific requirements by March 2026.
Ralf Nöcker, Member of the Management Board of ESPG AG: ‘Our goal is to offer innovative tenants the ideal conditions for realising their plans in our science parks. The new lease shows that we are successfully living up to this promise. We will continue on this path and create further attractive workspaces and meeting places for innovative companies – especially in the future-oriented fields of life sciences, green tech and digital.’
“Science City 7/1” forms part of Ulm’s established innovation and research cluster, which is home to technology-driven companies, research institutions and start-ups, including those operating in the fields of engineering, IT and life sciences. The property is located in close proximity to Ulm University and offers modern office and laboratory space with flexible usage options.
Markus Drews, Member of the Management Board of ESPG AG, comments: “With this lease agreement, we have secured a tenant that perfectly aligns with the positioning of our science parks—research-focused, future-oriented and socially relevant. The seamless transition from the previous tenant underlines both the attractiveness of the location and the effectiveness of our leasing management. In this context, the flexibility, reliability and speed of execution, as well as the strong commitment of our team, were certainly key factors in this success. We will continue to actively seek new tenants and are confident that we will be able to conclude further lease agreements in the near future.”
