Tranchi AI today announced the introduction of Tranchi CLI Agent, a new product addition that brings the company’s real estate intelligence platform directly onto customers’ computers.
Installed through a single command, Tranchi Agent operates as a persistent connection between the Tranchi web platform, the customer’s local workspace and Tranchi’s network of specialized cloud agents. The addition expands Tranchi from a web-based deal-finding platform into an AI-powered operating layer designed to help investors manage the acquisition process from opportunity discovery through offer preparation.

From Software Tool to Persistent Acquisition System
Once connected to a customer’s Tranchi account, the local agent can continuously monitor supported markets and property pipelines using the investor’s preferred locations, price range, financing requirements and investment criteria.
When the system identifies a potential opportunity, it can organize the property in the user’s deal pipeline and notify them for review. If the investor chooses to pursue it, Tranchi Agent can coordinate several previously fragmented steps, including:
- Property and rental-data enrichment
- Preliminary underwriting and DSCR analysis
- Maximum allowable offer calculations
- Comparable-property and deal-thesis generation
- Owner and available contact-information research
- Drafting a letter of intent
- Recording the opportunity in the investor’s CRM

The investor retains control over consequential decisions, including approving offers, communicating with sellers, executing agreements and committing capital.
One Investor, the Operating Capacity of a Team
The new architecture is designed to allow an individual investor to operate with capabilities historically associated with a larger acquisition department.
Users can also provide spreadsheets or property lists for analysis. Tranchi Agent can enrich the files, evaluate opportunities and generate organized local workspaces containing underwriting results, owner intelligence and offer materials.

A Secure Bridge Between the Customer and Tranchi
Tranchi Agent is designed as an outbound-only system and does not require customers to expose their computers to incoming internet connections. Each installation receives its own device identity, permissions and usage limits through the customer’s Tranchi account.
Shared service credentials remain on Tranchi-controlled infrastructure. Customers can revoke a connected device, control spending limits and require human approval before sensitive actions are completed.
The software also includes automatic diagnostics, protected local configuration, crash recovery, verified updates, rollback capabilities and remote fleet controls intended to help Tranchi maintain reliability across customer devices.
An Expandable Foundation for Autonomous Real Estate Work
The local agent introduces a new execution layer beneath the Tranchi platform. Future Tranchi capabilities can be delivered as structured jobs that the web platform, customer or authorized AI assistant can assign to the agent.
This architecture creates a foundation for expanded workflows across acquisition research, document processing, due diligence, financing preparation, property monitoring and transaction coordination.

Tranchi Agent will initially be introduced through a controlled customer rollout with assisted installation and monitored deal-processing workflows. Broader availability will follow continued cross-platform validation and live fleet testing.
