Wilton Property Partners Expands UK Operations Across Social, Temporary and Serviced Accommodation

Wilton Property Partners, a London-based property firm that channels private capital into managed rental homes, is deepening its operation across social housing, temporary accommodation and serviced accommodation, the firm said this week.

The move builds on work Wilton already runs across all three, and responds to a housing market moving sharply in its direction. Around 93,000 private landlords left the sector in 2025, with more forecast this year, taking rental stock available to an all-time low. Councils in England, meanwhile, spent £2.8 billion on temporary accommodation in a single year, with spending on nightly-paid units alone up 79%. Demand for professionally operated homes, the firm said, now outstrips the supply of operators able to run them to standard.

Wilton operates as a property firm rather than a fund. Clients provide the capital; the firm sources each property, secures it on a company lease, brings it up to its own operating standard and runs it day to day, keeping the work in-house rather than handing it to a managing agent. Across its client base, Wilton now operates more than 300 units and generates over £250,000 a month in tracked revenue for the people who fund it.

Central to the model is that clients lease rather than buy. Buying ties up large capital in a deposit and a mortgage, carries a stamp duty surcharge, and pays back slowly through capital appreciation. Leasing removes the purchase entirely: the client's capital funds the setup and operation rather than a deposit, a portfolio can be built far faster than buying one property at a time, and the return arrives as monthly income rather than a gain locked up until sale. On published 2026 figures, operated leased accommodation also produces a materially higher gross yield than a standard buy-to-let, while sitting outside much of the tenancy reform now weighing on individual landlords.

"Most of our clients could buy if they wanted to. They choose not to," said Terry Dwobeng, a partner at Wilton Property Partners. "Buying is a bet on the price going up years from now. Leasing and operating is income this year, on far less capital tied up. For someone who wants cash flow rather than a slow store of value, it is simply the better instrument."

The firm said the expansion draws on an advisory board with senior experience across wealth management, capital advisory and real estate, as well as social housing, temporary accommodation and serviced accommodation. Dwobeng himself brings a background in corporate law and relationships that reach into the Gulf, where he has previously raised more than $5 million alongside family-office capital.

Wilton positions its edge as operating discipline rather than volume. Every unit is underwritten against realistic occupancy across a full year before it is taken on, and the firm said a meaningful share of the opportunities it reviews are declined rather than signed. Mandates sit with senior operators rather than a junior desk.

"Housing supply and property returns have been treated as separate problems for too long," Dwobeng said. "They are not. A home brought back into use to a proper standard houses someone and pays the person who funded it, in the same move. Getting that right at scale is an operating job, and it is the one we do."

Wilton said it does not disclose individual client mandates or portfolios, consistent with its practice of operating privately on behalf of clients.
